116th Street Center is a 31,000 square foot mixed-use office and retail center. It is designed as a unique 2-sided development model, with the ability for tenants to have walk-up streetfront access to their business or traditional internal parking lot access. The facade is adorned and accessible on all sides of the building. This uncommon prototype for a speculative tenant building was created to incorporate the new urbanist planning ideal of the City of Carmel, while not entirely departing from a more common tried and true development model.
